Buy-to-Let lending criteria

We’re transparent with our lending criteria, so you know where you stand when submitting a case to us. Explore or download our lending criteria.

If your client does not meet all conditions, applications may still be considered.

For existing customers

We have several options for our existing mortgage customers looking to stay with us for the next chapter of their property journey:

  1. Switch & Fix – when your customers wish to switch from an expiring fixed rate to a new fixed rate, within their contractual term with us.
  2. Product Switch – for end of term extensions.
  3. Refinance – when customers want to make changes to the deal or raise capital.

Energy Efficiency Discount

For Buy-to-Let properties that hold an Energy Performance Certificate (EPC) of at least a ‘C’, your client will be eligible for a discount on the arrangement fee when taking out a new mortgage with us.

The following discount will apply:

 A rating: 0.60%  B rating: 0.45%  C rating: 0.25%

For example – if a 3% arrangement fee is applicable, your client would be charged 2.55% for a property with an EPC rating of ‘B’.

If your client’s new investment doesn’t have an EPC rating of at least a ‘C’, we have another way to support them. Making energy efficient improvements to the property during the lifetime of the mortgage with us – which result in a new EPC of at least a ‘C’ – means they’ll be eligible for a partial refund of the arrangement fee*.

All you need to do is submit the new certificate to us. We’ll also refund the cost of the new EPC certificate (up to £100).

*Applicable only to new Buy-to-Let mortgages completed on and after 6 May 2022.
