£6.8m development exit loan supports London developer through marketing period

High-end development project in Wimbledon required a fast financial solution in order for the final stages of the build to be completed

Facilitated by long-standing broker partner Propcap, this high-end development project located in Wimbledon involved the construction of six contemporary four/five-bedroom houses. 


After acquiring the property in 2022, this experienced London-based developer required support to facilitate completion of the final stages of the build, reduce their cost of debt with a more competitive rate, and create a strategic marketing window to allow sale of the properties.
The client wished to improve their financial position moving into the latter stages of the project and a Shawbrook Development Exit facility gave them the flexibility and time they needed at a more comfortable price point.


In spite of several setbacks in the shape of materials and labour shortages, solicitors were instructed on the 11th February 2025 and the team worked closely with both broker and client across the project to ensure all challenges were overcome. This included some last-minute delays that meant the deal needed to complete prior to the final building works being carried out, which the team was comfortable with given the calibre of the client and our close working relationship with the broker. 


The £6,821,795 facility moved swiftly to completion on the 28th February.
