We delivered Milliard Homes, a property development company, a £263,000 bridging loan in only 4 days, facilitated through one of our long-standing and experienced Broker Partners, The Commercial Mortgage Practice.
The bridging loan, set at a competitive rate of 0.79% with a 75% LTV, was sought for a four-bedroom, mid-terraced HMO, with plans to expand to six bedrooms. Milliard Homes submitted the case via The Commercial Mortgage Practice after it fell through with another lender, due to restrictions on their ability to lend against Market Value, as opposed to the 180-day value. We instead were comfortable lending against the higher Market Value, which enabled the customer to access more leverage.
The experienced investor, with three existing HMO properties in their portfolio, faced a tight timeline due to a vendor-imposed deadline. Our Bridging team quickly expedited the process, submitting the application and issuing a Formal Mortgage Offer within a day. With daily contact and parallel engagement with solicitors, the loan was completed in just four working days.
